If you own or operate a commercial building, getting an inspection done every few months is an integral part of your job.
While some States have laws that make commercial inspections mandatory, having an inspection done for your own information is also a good idea. It is extremely important if you’re buying or selling a building too as you would need all the information you can get to reach a good deal. A commercial inspection also gives you an idea of any costs you might incur through repair work or replacement.
In the cases of buying or selling a property, a commercial inspection can be a deal maker
or a deal breaker. While you can hire a professional to do an inspection on your building, you will only be getting their subjective view on the building. If you have some experience with commercial buildings and know what problem points to look out for, you can easily perform your own inspection. Even if you do it as a preliminary check before a professional inspection, it is a great way to analyze your property. Here’s how you can perform your own commercial inspection, just like the professionals do.
A commercial inspection is normally performed based on regulations
set out by local authorities but there is a set process each inspection follows. You start by doing a visual inspection of the whole building simply by walking around and looking at all the areas. Taking notes and photographs of your findings is going to come in handy later in the process. If you visually find a problem, you can also inspect it further if needed. Things like foundations, roofing, mechanical and electrical fittings, utilities, piping, and each unit in the building should be inspected.
Once you’re done with collecting initial findings, it’s time to do some research on those findings. This will involve collecting maintenance documentation and any work orders for work done on the building to give you an idea of the state of the building’s fixtures. You may also interview building employees and tenants to find out about underlying issues and to elaborate on any issues you may have found. It’s a good idea to have documentation and statements to corroborate all your findings.
The final stage of the process requires you to compile a report of all your findings. This will include a written report with your summary of each issue. You will also put in any statements or further research results for each one of your findings. Supporting documentation and photographs are also attached to this report so anyone who goes through the report will have all the information they need.
Having a good commercial inspection report will not only help you get to the bottom of all your issues, it will also be a great help for your commercial inspector. They can go through your report before they start their own work so they’ll have a better idea of what to look out for.
