Very few property owners are aware that they are responsible for the sewer line (sewer lateral) from the building to the city main. Broken, flat, bellied, offset, or root-infested sewer lines can cause sewage to back up into the house or commercial building leading to extensive property damage in the home or business. Sewer back-ups can cause thousands of dollars in property damage. Although insurance companies will usually pay for cleanup and restoration; repair or replacement of the line is typically excluded, which can cost tens of thousands of dollars.
Most standard home inspections do not cover the structural integrity or condition of sewer or septic lines. Having a sewer or septic line inspection prior to purchasing a property is a proactive and innovative approach to make an educated buying decision, plan for upcoming maintenance, budget for necessary repairs, or gain valuable purchase price negotiation.
Golden State Inspection Services now offers sewer line inspections. We use a state-of-the-art video inspection camera to gather visual information about the condition of your sewer line. This is the first step in solving sewer problems.
First, we look for a point of access to the sewer line, such as an accessible clean out . If no clean out is present, we will inform you of other options for the video inspection. Note that the sewer pipe must be draining to get a good image on the recording. If there is a blockage in the sewer line, we may refer you to a qualified plumbing company to power snake or hydrojet the line first to remove the built-up debris.
Next, our inspector will push the camera through the sewer pipe from the clean out to the sanitary main, while they closely inspect and comment about any breaks or blockages in the sewer pipe line. The entire sewer lateral inspection is digitally recorded to a link, with the inspector’s comments. We’ll provide you with a video link and report for you to view, which will give you information so you can plan your next step in the process.
Pricing can range quite a bit. We charge a flat fee of $175 for a “sewer” or “septic” lateral inspection. We however, only do video inspections and locates. We don’t repair, replace, or service, thus we are unbiased in providing upfront and forthright information during an inspection to our clients. A sewer camera inspection can also be scheduled to take place at the same time as your home inspection or shortly thereafter.
A sewer or septic line inspection can be important regardless of the age of the home (slow drains or not). There can be hidden problems you may never notice just running water or flushing the water closets. A typical home in the city would most likely have a 4″ sewer line generally running 60′-80′ or so to the city main under the street. Imagine for a moment how much water that line would hold. Most water closets are 1.6gpf. Until the lateral is full of water, you would never notice symptoms of a problem., i.e. slow draining, backups, or gurgling.
